Yes — bring us these
- ·Westminster, Camden, Islington, Hampstead, Kilburn, Highgate, Hackney, Haringey and surrounding North London
- ·Houses suitable for HMO conversion (typically 4+ bed, good transport)
- ·Tired buy-to-let portfolios from retiring landlords
- ·Period properties needing refurbishment
- ·Probate sales and tenanted properties most agents won't take on
- ·Lease option opportunities where straight sale isn't viable
- ·Commercial-to-residential conversion candidates
Probably not for us
- ·Properties well outside Greater London
- ·New-build flats at full retail asking price
- ·Studios under c. £180k unless exceptional
- ·Anything with serious structural issues we can't price properly
- ·Deals already marketed widely with no flexibility
If you're not sure, send it anyway. We'd rather say "not for us" honestly than miss the right deal.
How we work with introducers
Clear terms, paid on completion.
Sourcing fees are agreed in writing before we view a property — typically based on a percentage of purchase price or a flat fee depending on deal type. No surprises, no renegotiation at completion.
Compliance matters. We expect sourcers to be properly registered (PRS, AML / HMRC, ICO, professional redress). We work with compliant operators only — it protects everyone, including the sellers we're buying from.
Exclusivity is reasonable and time-limited. We'll usually ask for 14 days to underwrite a deal properly. We don't sit on opportunities.
Repeat business is the goal. The sourcers we work with most have a few things in common: clean deal packs, realistic pricing, and proper sourcing — not retail listings dressed up as off-market.
